In the latter half of the 20th century, adjacent to one of the most famous sites in the Joseon dynasty named Jongmyo, Korea's first mixed-used development, Sewoon Sangga was erected at the heart of Seoul. This building, being the evidence of 50 years of socio-economic, cultural transitions, carries extraordinary historical and sentimental value. Ever since its completion, despite several redevelopment attempts it has faced many phases of dilapidation. This paper will analyze the impacts of the most recent developments of the Sewoon project on Daerim sangga-Chyeonggye sangga building. It will explore the causes of its deterioration throughout the years and suggest pragmatic solutions for revival through a redesign proposal. Additionally, in the redesign suggestion of the residential sections, the COVID-19 phenomenon will be crucially considered. This paper aims to suggest measures to transform the problematic existing building into a comprehensive mixed-use project through community development, community participation and sustainability.
